Breakfast With The Mayor
The South Bay Association of REALTORS® welcomed Mayor Jim Aldinger of Manhattan Beach and Mayor Kelly McDowell of El Segundo to our popular “Breakfast with the Mayor” series on April 24. Each Mayor met REALTORS® from all over the beach cities and talked about issues in their cities and how they impact residential housing in the South Bay.
Mayor Aldinger highlighted recent work by Manhattan Beach city staff on its mansionization ordinance, which seeks to limit lot mergers, encourage retention of smaller homes, and regulate accessory buildings in an effort to preserve open space in the city. In addition, the city is considering green building initiatives such as proposed LEED certification of public buildings and participation in the Mayors’ Climate Protection Agreement, under which the city seeks to achieve by 2012 a 15% reduction in energy usage below 1990 levels.
In El Segundo, Mayor McDowell spoke about the requirement for 168 new housing units by 2014 and the currently underway construction of five condominium projects totaling 40 units. McDowell also said that an assisted living facility is needed in the city, and hopes that a developer may come forward with such a project for the city to review.
The LAX Residential Soundproofing program is continuing, as 300 houses per year are being soundproofed at LAX’s expense at the rate of $40,000 per house. Most homes north of Grand Ave. may be eligible for soundproofing.
