Types of Entities and Syndication
Did you know that, when you combine two or more investors to buy a property or fund a loan on a property, you are probably creating a security? When you create a security you will need to operate under both the state and federal securities rule. You can do this, but be sure to do it legally!

During this session we will discuss what is a security, what are the security laws you need to follow and what entities are being used to form investment groups today. You will also hear about the mistakes that real estate agents are making in this area of practice today, and learn how to avoid those mistakes yourself.

Steve is one of two founding partners of the law firm of Spierer, Woodward, Corbalis & Goldberg, which began operating in 1978, now located in Redondo Beach, California and Englewood, Colorado. Steve is one of the partners in charge of the litigation practice for the law firm which employs eight attorneys, three paralegal's, and various support personnel and which focuses on litigation and transactions in Real Estate, Business, and Estate Planning. Steve provides representation to a wide spectrum of real estate brokers and agents, as well as medium to high net worth individuals and small to medium sized businesses. Steve is a frequent lecturer on various real estate subjects which include "Strategic and Tactical Use of the California Residential Real Estate Purchase Agreement by Realtors®," "Avoiding Sexual Harassment Claims," and "How to Practice Real Estate Without Getting Sued." Steve has testified as an expert witness on issues related to the standard of care of attorneys and real estate brokers, agents, sellers, and buyers in real estate transactions ranging from simple to complex. Steve has acted successfully as a Mediator and a facilitator for settlement of a wide variety of legal, economic, and other issues. As a litigation attorney he has successfully resolved a tremendous number of cases via successful settlement negotiation, both in and outside of formal mediation. Transnational Referral Certification (TRC)
The goal of the Transnational Referral Certification is to prepare real estate professionals to make and receive compensated referrals using the Transnational Referral system developed by the International Consortium of Real Estate Associations (ICREA).

Students will learn how to integrate international referrals, resulting in increased income, into their business plans.

When you are involved in an international referral, as a referring or receiving agent, the TRC demon-strates to other real estate professionals that you are well versed in the procedures of the Transna-tional Referral system, have pledged to follow a code of conduct in business dealings, and expect that compensation, paid in a timely manner, will be an integral part of the transaction.

The SRES® designation course seeks to instill knowledge and understanding of and empathy for 50+ real estate clients and customers. Develop the business building skills and resources needed for specialization in the 50+ real estate market.

Senior's Real Estate Specialist (SRES) Designation Course Day-2
The SRES® designation course seeks to instill knowledge and understanding of and empathy for 50+ real estate clients and customers. Develop the business building skills and resources needed for specialization in the 50+ real estate market.

SRES® Designation Course Learning Objectives:

•Learn distinguishing characteristics and trends of the 50+ market so that you can discern them in your own market area.
•Evaluate your market area attractiveness to the 50+ market.
•Master the vocabulary of the range of housing options for the 50+ market.
•Learn the application of federal laws for Housing for Older Persons Act (HOPA).
•Develop business building outreach methods for communicating and gaining 50+ market share.
•Adapt methods for counseling the 50+ buyer and sellers.
•Stay focused on the transaction and avoid inappropriate involvement in family matters.
•Develop sensitivities to 50+ issues and priorities when counseling buyers and sellers, showing properties, and managing transactions.

1.Successful completion of the two-day SRES® designation course, including an 80% passing grade on the exam.

3.Active membership in the SRES® Council. (New designees receive one-year membership in the Seniors Real Estate Council® FREE. Annual dues are $99 each year thereafter.)

Mortgage Loan Originators: 8hr Continuing Education Live Comprehensive Course
EIGHT HOUR LIVE COURSE : Includes three hours federal law and regulations, two hours of ethics,
and two hours of lending standards for nontraditional mortgages and one elective hour.
OUTSTANDING INSTRUCTORS: All instructors must meet stringent NMLS requirements including
experience, education, and professional standards.
SEMINAR:
The course will be from 8:30 a.m. to 4:30 p.m. with a one hour lunch break.
There is a $12 NMLS bank fee for your course and we will pay that.
Students taking home study courses of any kind must be on a computer eight hours. You do not want to do that. A real live class is of more value.

Instructor: Bradley G. Barth - Bradley G. Barth has more than 20 years of experience in the legal industry. Mr. Barth is a Certified Wealth Preservation Planner™ and a Certified Asset Protection Planner™. He has been an adjunct professor teaching Property, Estates, and Probate at an ABA accredited Paralegal College. Mr. Barth is a frequent lecturer to various professional groups on areas related to his practice including estate planning, business succession planning, and asset protection planning. He earned a B.A. degree from California State University Fullerton and his J.D. degree, with honors, from Western State University College of Law in Fullerton, California. Mr. Barth is a member of the State Bar of California (Section of Trusts and Estate, and Business Law), American Bar Association (Section of Real Property, Probate and Trust Law), Los Angeles County Bar (Section of Trusts and Estates), the Asset Protection Society, the Wealth Preservation Institute, and a member of the Board of Advisors to the Southpac Offshore Planning Institute.
