Requirements for a real estate license in California
So you chose to start a career in real estate but you don’t really know where to begin right? Duh! It’s obvious; you didn’t google requirements for a real estate license in California for nothing. So I’m going to keep it simple for you. There is little doubt that the real estate business can be a very profitable and self-fulfilling venue, especially in California. But first you need to go through the real estate licensing process which is not a very hard one but it is a meticulous one if you’re not careful.
So first of all, you need to be 18 years of age. As long as you got that major fact covered you should be just fine. Well, as long as you don’t have a criminal record. Yeah, unfortunately or fortunately depending on the case, one of the requirements is an ethics one which states that the applicants must be honest and truthful. So a criminal record might result in a denial of service. Also, failure to report any legal actions in the applicant’s entire history may also result in a denial of the real estate license in California. So when applying you need to disclose all criminal convictions and pending criminal charges on the license application. But you got that cover, I’m sure you’re a decent human being and won’t have any problems.
Next you will face the experience requirements for a real estate license in California. Being a sales person for two full years doesn’t necessarily qualify you for the real estate broker position. You need employment documentation as a licensed salesperson on a full-time regime. Or at least a part-time based job that equals a two years of full-time job as a salesperson. All these need to be in the form of certifications from your current or former employing broker so letters of recommendation will not be enough. Also, you must apply within five years preceding the date of your broker examination application.
So you need certifications from your former broker employer, you need to be 18 years or older and you mustn’t have a criminal record so far. Next comes up, you guess it! Education; applicants must have successfully completed some required college-level courses. For the sake of simplicity I will count them down with bullets like this:
- Real Estate Practice
- Real Estate Finance
- Real Estate Economics
- Real Estate Appraisal
- Legal Aspects of Real Estate
At your choosing you must complete three of the following courses:
- Real Estate Principals
- Advanced Legal Aspects of Real Estate
- Advanced Real Estate Appraisal
- Common Interest Developments
- Computer Applications in Real Estate
- Advanced Real Estate Finance
- Property Management
- Business Law
- Real Estate Office Administration
- Common Interest Developments
So these are about all the requirements for a real estate license in California! Good luck with your future venture, stay honest and sell people some beautiful and worthy houses. You can also check the full list of specifications by visiting one of the real estate specialized websites.
